The rubber sealing gaskets for motors will deteriorate after time, much like a rubber band will lose its elasticity over time,
which will start to develop small cracks, which will, in turn, cause the fluid from within to leak out.  
Once the fluid leaks out of a liquid-filled engine mount, it should be replaced.
 
Thanks to its elasticity, rubber is a commonly used sealing material.  Rubber seals are suitable for a wide range of applications.  Versatile features of rubber include flexibility, elasticity, strength and friction.  Rubber seals also prevents vibration and are airtight and watertight.O rings are used to block a path which may otherwise allow a liquid or a gas to escape.  The o ring is placed into a groove to secure them in place, and then compressed between two surfaces.

The most commonly used materials in oil seals are Buna (Nitrile) and Viton.  
Buna (Nitrile) oil seals are the most widely used elastomer in sealing.    
Nitrile oil seals have great resistance to petroleum oils and fuels, mineral oils and greases, hydraulic fluids, water, steam, and alcohol.
